LOCAL SEO + GENERATIVE SEO

Dominate the searches that ring your phone.

Local SEO gets you found on Google for the searches that drive calls in your service area. Generative SEO gets you named by ChatGPT, Perplexity, and Google AI Overviews, the surfaces your customers ask before they Google.

If SEO can pay off in 3 to 6 months, imagine what it can do in 30 to 60 months.

Free tool

Get my free visibility audit.

Tells you exactly where you rank, and what's broken. We check your Google profile, citations, LocalBusiness schema, and site speed, score it 1-10, and email you the full report with the fixes in about two minutes.

What dominating an area means

Rankings, the map pack, and AI citations, together.

Local rankings

Green where it counts.

A geo grid scores where you rank for your money keywords across the whole service area, not one averaged number. We push the green outward from your highest-value neighborhoods until you own them.

You

Map pack

The three that get the call.

Most buyers never scroll past the three businesses in the Google map pack. We optimize the profile, reviews, and proximity signals that decide which three show up when someone searches ready to hire.

“best in my area?”

Based on reviews, Your business is a top local choice.

cited

AI citations

Named, not buried.

When someone asks ChatGPT, Perplexity, or Google AI Overviews who to call, the answer names a few businesses. We build the schema, citations, and citable content that make that business yours.

Pick your level

Essentials gets you found. Pro dominates the area. A campaign goes all-in.

GENERATIVE SEO

Local SEO gets you ranked. GEO gets you cited.

WHAT TO EXPECT

The honest timeline.

Some categories see real traction in a few months. Most see consistent results by month 6-12. The sustained local dominance, the kind you can actually defend, takes a year-plus of disciplined work. We tell you that up front because the wrong-fit clients quit at month three. The ones who stay compound for years.

FAQ

Objections answered before the call.

How does your SEO actually work?

We fix the signals Google and AI tools use to decide who shows up: your Google Business Profile, reviews, citations, on-site service and city pages, schema, and AI-citable content. Then we run that work every month and pull a geo grid so you can see exactly where you rank by neighborhood. Local visibility compounds because the proof keeps stacking. Nothing here is a one-time push.

Do you charge per lead?

No. Flat monthly retainer, and every call that comes in is yours, whether it's five that month or fifty. Per-lead pricing quietly punishes you for the months the work finally pays off, and it gives the agency a reason to throttle. We'd rather get paid the same every month and let you keep all of the upside.

Do I have to pay for ads on top of your service?

No. The whole point of SEO is to stop renting your visibility from Google Ads every month. Ads are optional, and we only suggest them when the category genuinely needs paid coverage while the organic work matures. For most local service businesses the retainer is the only spend, and it builds an asset instead of a bill you reset every 30 days.

I've tried SEO before and it didn't work. What's different here?

Failed SEO usually means one piece got worked while the rest stayed weak. We do a full system audit: GBP, citations, schema, map coverage, service pages, and AI visibility. Then we fix what's actually broken, not just whatever sounded good in a sales pitch. You see the geo grid every month, so if something isn't moving, we both know it and we adjust.

Will you build my website?

No. We refer you to vetted partners who build sites for a living. We focus on the visibility work: getting you found and getting you cited. If your current site has technical problems that hold rankings back, we'll flag exactly what to fix and hand your developer a punch list. We just don't pretend to be a web shop.

How long until I see results?

Most categories see real movement by month three to six, break-even around month six to nine, and durable top-of-market visibility past a year of steady work. We tell you that up front because the clients who quit at month three never give it time to compound. If your timeline is shorter than that, a campaign or paid ads is the honest answer, not SEO.

What does it cost?

What we don't do

Credibility is part of the offer.

The fastest way to trust a local SEO shop is to hear what they refuse to do. Here is ours.

  • No PBNs or link schemes
  • No fake reviews
  • No long contracts (month-to-month, leave anytime)
  • No standalone PPC (only inside a Custom Local Campaign on request)
  • No websites (we refer to partners)
  • No per-lead pricing, flat monthly retainer

Real reviews

Talk to jobs, not rankings.

We were paying like $3K a month to an agency that mostly just sent us PDFs nobody read. Switched over about six months ago and the phone actually rings now. It's not magic, just somebody doing the boring stuff every month.
Dave M.Restoration company, Boise
The geo grid map was the thing that sold me. I could finally see where we showed up by zip code instead of being told we were 'doing well.' Took a few months, but we're top three in most of the areas that actually matter now.
Sarah K.Med spa, Meridian
First call was basically 'this takes six to twelve months, here's what we'd do, here's what it costs.' No big promises. Honestly that's what made me sign, everybody else swore I'd be number one by spring.
Mike R.HVAC, Nampa
I almost didn't do it, the cheap SEO guy I had was way less per month. But I was basically invisible online and it was killing me in the slow season. A year in and I'm booked into the fall. Worth the extra.
Tonya R.Landscaping, Caldwell
We'd been throwing money at Yelp ads and getting tire-kickers. They redid our Google profile, fixed a bunch of listings I didn't even know were wrong, and the calls coming in now are real jobs. Wish I'd done it two years ago.
Greg P.Plumbing, Eagle
Last guy had us on some link package that did nothing for two years. These guys actually walked the whole roof, so to speak. By month four we were pulling reroofs off the map pack instead of just repair calls. That's the work that pays.
Rick D.Roofing, Houston TX
Mold is a weird one to market because nobody searches for you until they have a problem. They got us showing up the second somebody googles 'black mold' near us. Couple grand a month and it's paid for itself a few times over.
Anita C.Mold remediation, Portland OR
Holiday lighting is basically a three month window so I was nervous about a year-long thing. But they front-loaded the work in the fall and we booked out by mid-November. Did about a third more installs than last year.
Brett H.Holiday lighting, Boise
I'd tried doing the Google posts myself and just never kept up with it. Having somebody actually do it every week plus chase reviews made a bigger difference than I expected. Calls are up and most of them found us on the map.
Megan T.Pest control, Spokane WA
We're a restaurant so I figured SEO wasn't really our thing. Turns out half our problem was a messed up listing and no menu showing up. They cleaned it all up and the reservation calls picked up within a couple months.
Diego S.Restaurant, Meridian
Switched from a national agency that treated us like a number. These folks actually know my market. New patient calls are up enough that I added a second adjusting room. Took about five months to really feel it.
Dr. Paul N.Chiropractic, Salem OR
Shop's been here 20 years and we still weren't showing up for our own town. They fixed that. Now when somebody searches brakes near them we're right there. Spending about a grand a month and the bay stays full.
Tony G.Auto repair, Salt Lake City UT
Tree work is competitive here and I was buying leads at like 40 bucks a pop. The geo grid showed me exactly where I was invisible. Six months later I'm ranking in those zips and I cut the lead-buying way back.
Wade F.Tree service, Tualatin OR
Junk removal is all about who shows up first in the search. I was always second or third behind the franchises. They got me into the map pack for the good neighborhoods and now I'm turning down jobs some weeks.
Cory L.Junk removal, Boise
Honestly didn't think window cleaning needed all this. But my competitor was eating my lunch online. A few months in we flipped it and now the residential calls come steady through the season instead of just spring.
Janelle W.Window washing, Portland OR
I do a little of everything so my listing was a mess of categories. They sorted it out, built a couple service pages, and now I show up for the specific stuff people actually search. Booked two weeks out most of the year now.
Steve B.Handyman, Nampa
Had a cousin doing my marketing for cheap and it just sat there. Made the switch and within a season the panel upgrade and EV charger calls started rolling in. The reporting actually makes sense too, which is new for me.
Marcus E.Electrical, Spokane WA
Painters are a dime a dozen here so standing out online felt impossible. They leaned on reviews and the local pages hard. Took about half a year but now we're the first call for interior repaints in our part of town.
Hector V.Painters, Salem OR
Fencing is seasonal and big-ticket so even a few extra jobs is real money. They got us ranking for the suburbs we actually service. Closed three big backyard jobs last month that all said they found us on Google.
Lyle M.Fencing, Houston TX
We were the cheapest option and still losing to shops charging more, just because they showed up and we didn't. Fixed the profile, got the reviews moving, built out the service pages. Now we compete on quality, not price.
Karen P.HVAC, Salt Lake City UT
Emergency plumbing is all about being the first name that comes up at 11pm. I wasn't. Now I am, at least in the neighborhoods that matter. The after-hours calls alone cover the retainer a few times over.
Sal R.Plumbing, Portland OR
Came in after a storm season where we couldn't keep up but the off months were dead. They smoothed that out by getting us found year round, not just when it floods. The slow months actually have jobs in them now.
Bill K.Restoration company, Meridian
We're a barbershop, not exactly a Google business in my head. But half my chairs sat empty on weekdays. They got us showing up when people search barber near me and now the new guys are booked too. Spent way less than the radio ad I was about to buy.
Andre J.Barbershop, Phoenix AZ
Custom homes is a long sales cycle so I figured SEO wouldn't do much. But the people calling now already looked at our work and our reviews before they picked up the phone. Closed two builds last quarter that found us on Google. That's real money for us.
Greg T.Custom homebuilder, Denver CO
Up here everybody knows everybody so I figured word of mouth was enough. Then a chain outfit moved in and started eating the insurance jobs online. These guys got us back on top for our own town inside a few months. Phone hasn't stopped since the first snow.
Mike R.Roofing, Sandpoint ID
Had a marketing company out in California charging me two grand a month and I couldn't tell you what they actually did. Switched, and the new outfit showed me the map of where I ranked on day one. Booked solid through the summer for the first time in years.
Ben H.HVAC, Salt Lake City UT
Park City is all second homes and the budgets are real, but so is the competition. I was invisible past my own neighborhood. Six months in we show up across the whole resort area and it's the design-build jobs coming in now, not just mow and go.
Carlos M.Landscaping, Park City UT
New clinic, nobody knew us. The old SEO guy had us on page three and kept telling me to be patient. These folks rebuilt the whole profile and now we're the first vet people see when they move to town. Added a second exam room this spring.
Dr. Lisa M.Veterinary clinic, Coeur d'Alene ID
Remodels and additions are my bread and butter, but I was buying tire-kicker leads off some site that cost me a fortune. They built out pages for the actual work I do and now the calls are people in my area with real projects. Dropped the lead site entirely.
Travis P.General contractor, Lehi UT
Three dentists on my block and we all looked the same online. The new patient calls were going to whoever showed up first, which wasn't me. Took about five months, but now it is. The monthly report is one page and I actually read it.
Dr. Aaron S.Dental practice, Provo UT
Portland is brutal, the big franchises buy up everything. I was paying for clicks and getting nowhere. They fixed a pile of listings that still had my old number on them and built real service pages. The after-hours calls alone pay for the whole thing now.
Dell W.Plumbing, Portland OR

SEO Essentials is $750 a month, SEO Pro is $1,500. Treasure Valley businesses can bundle either with a What's Up 208 sponsorship for less. Premium Custom Local Campaigns start at $4,000 a month. Everything is month to month with no long contract, and the full breakdown is right on this page. If the math doesn't work for your business, we'll say so on the first call.

What if my business has multiple locations?

We handle that. Each location gets its own Google Business Profile work, its own citations, and its own geo grid, because Google treats every address as a separate business. SEO Essentials covers one location and SEO Pro includes two. Every location beyond that is $400 a month, and you get one combined report so you can see all of them at a glance.

How are you different from other SEO companies?

We run service businesses ourselves. The playbook we sell is what we use to grow our own companies: water damage restoration, holiday lighting, pest control, and a hyper-local media network. We're not a marketing company that learned SEO. We're operators who built marketing because we needed it. The work compounds because it has to. Our own businesses depend on it.

Why $750 when I can find SEO for $300?

Cheaper SEO is usually one person managing 40 clients on autopilot. We manage fewer clients, with monthly geo grid reporting, full GBP work, real review management, citation work, and the same AI-search visibility services bigger agencies charge $2,000 for. If the math doesn't work for your business, we'll say so on the first call.

Why $1,500 when WebFX charges similar but throws in PPC?

We don't sell PPC because we don't think it's the right first move for most local service businesses. PPC works for a couple of categories, usually personal injury and emergency restoration. For everything else you're paying rent on visibility every month. SEO plus the right local distribution builds a moat. We can plug in PPC management as an add-on if you actually need it, but we won't sell it just to get a bigger retainer.

Do you guarantee #1 rankings?

No, and any agency that does is lying. What we guarantee is that we'll do the work every month, you'll see exactly where you rank via the geo grid, and you can leave anytime with no long-term contract.
